Eight homeowners are expected to speak about construction on privately owned Greenwood Acres lots. Four nearby residents reportedly oppose homes being built next to them. Complaints and disputed submissions to DEP, Monroe County Conservation District, and the U.S. Army Corps of Engineers are alleged to have contributed to delays affecting 11 property owners since June 8, 2025.
Claimed Extra Cost: At Least $35,000 Per Lot
11 Property Owners Reportedly Delayed
There are 86 total unbuilt lots in the HOA — that is 86 landowners waiting to build × $35,000 minimum extra charge to build per lot for engineering fees and DEP NPDES permit per lot — a total of over $3,010,000.
Property owners contend that individual half-acre lots are being treated as part of a common plan of development even though each proposed home reportedly disturbs less than one-half acre. Concerns involving four Cranberry Drive properties have reportedly been submitted to the township and inspection company. The reported concerns include: a garage space allegedly converted into a two-bedroom, one-bath apartment with a kitchen; claimed differences between the home's present bedroom and bathroom count and assessment or sewer records; a reported 16-by-25-foot rear addition and expanded upper deck near an adjoining property; and other alleged additions or sunrooms. Questions have also been raised about permits, setbacks, a recent variance, inspections, property assessments, taxes, and sewer billing.
These are reported allegations — not findings established by this flyer. Owners should request and review the official permits, variance decisions, inspection files, assessment records, sewer classifications, and enforcement results before drawing conclusions.

And if you're upset that nothing has been done about findings reported over a year ago, you can also file a Complaint Form. You can request to remain anonymous on the complaint so the township won't reveal who complained — meaning these owners won't know who filed it and can't harass you for it.
Many are upset that they pay full property taxes on everything they own, while these owners appear to be living a life of cheating the township, community, and county — avoiding proper permit fees, sewer bills, and HOA fees, doing work without permits, and still not paying proper property taxes to the township and county. Most importantly, work done without permits was never inspected for safety — and infants and families are living in some of these homes.

These residents have hurt the entire community and affected anyone looking to buy, build, or sell their raw land now — because new buyers will now be affected too.
Each owner now needs to reduce their land value per lot — worth a minimum of $50,000 a lot — down to $15,000 just to cover the new fees they caused. That means they took away $35,000 of profit from each owner, or caused owners who have been waiting to build for years an extra $35,000 before they can even begin.
They hurt everyone — and all over their personal agenda to not have neighbors.
